Sap Ing Sith in Phuket: 30-Year Right for Foreigners
Sap Ing Sith gives foreign buyers in Phuket a registered 30-year right to a villa or condo that can be sold, mortga...
Compare the best areas to live in Phuket, from Bang Tao and Kamala to Rawai, Kata and Phuket Town, with 2026 asking prices and commute notes.

The best areas to live in Phuket depend on whether you want a west-coast beach with schools and shops, a quieter south-coast village, or a walkable town with hospitals and markets. Price gaps are now wide: Layan Real Estate's October 2026 index puts the median asking price for condominium lots at about 148,000 baht per square metre, while villa asking prices centre near 84,400 baht per square metre of floor area. Those are list prices, not completed sales.
This guide compares the neighbourhoods people actually settle in. For the raw numbers by district, see Phuket condo prices per square metre and Phuket villa prices. If income matters, read Phuket condo rental yields before you trust a brochure figure.
Bang Tao, Laguna and the wider Cherng Talay area remain the default for many long-stay families. The beach is long, shops are close, and Bang Tao holds the largest condo sample in Layan's October index: 188 lots at a median of about 157,500 baht per square metre. Villas there asked about 90,200 baht per square metre. ZEN Real Property listings on 1 October put the median sale ask at 25.65 million baht and the median asking rent for a three-bedroom home at 150,000 baht a month.
The trade-off is cost and traffic. Large events on the north-west coast can close roads, and you should compare net yield after management fees, not the headline rent.
Kamala sits just south of that belt and feels more like a hillside village than a resort grid. Condo asking prices were about 151,800 baht per square metre, while villas were among the island's dearest at about 102,800 baht per square metre, with a ZEN median sale ask of 35 million baht. Buyers come for sea views, quieter evenings than Patong, and a shorter airport run than Kata or Rawai. The same hills mean steeper drives in rain.
Rawai and Nai Harn attract long-stay residents who want space and a calmer beach scene. Rawai condos asked about 132,800 baht per square metre and Nai Harn about 120,000, both below the island median. Rawai villas asked about 74,400 baht per square metre, with a ZEN median sale price of 15.9 million baht and a median three-bedroom rent of 120,000 baht a month. Nai Harn villas asked about 84,900 baht per square metre.
Chalong, around the bay to the east, is more practical than picturesque. Its condo median was about 105,000 baht per square metre and its villa median about 74,000, with ZEN's sale median at 16.9 million baht. People who want more floor area for the money often land here and drive to the beach. The south-coast drawback is the longer, usually costlier airport run compared with Patong or Kamala.
Kata and Karon suit buyers who want to walk to a swimming beach. Kata condos sat on the island median of 148,000 baht per square metre; Karon was about 142,900. Kata villas ranked among the most expensive in Layan's cut at about 104,800 baht per square metre. These strips get busier through high season, so test noise at the unit itself.
Patong can work for tourist-footfall investors, but it is a hard full-time address if you want quiet nights. The October condo sample there was thin, with a median near 136,400 baht per square metre, so do not treat that as a deep average. Phuket Town offers walkable streets, hospitals and markets instead of an immediate beach; many residents keep it as a base and drive south or west on weekends.
North of the island, Thalang, Nai Yang and Mai Khao appeal to people who fly often. Thalang villas asked about 74,600 baht per square metre, with a ZEN median of 20.4 million baht. Mai Khao's condo sample was small and expensive, around 198,300 baht per square metre, so treat it as a project figure, not a north-coast average.
| Area | Condo median (THB/m²) | Villa median (THB/m²) | Best fit |
|---|---|---|---|
| Bang Tao | About 157,500 | About 90,200 | Families, resort amenities, deeper condo supply |
| Kamala | About 151,800 | About 102,800 | Couples and remote workers who want views and a shorter airport run |
| Kata / Karon | 148,000 / 142,900 | Kata about 104,800 | Beach-first living with shops on the sand |
| Rawai / Nai Harn | 132,800 / 120,000 | Rawai about 74,400 | Long-stay value and a calmer south-coast pace |
| Chalong / Thalang | Chalong about 105,000 | About 74,000 to 74,600 | Space, practical daily life, closer inland or east-bay living |
Figures above are asking medians from Layan Real Estate's October 2026 Phuket Price and Yield Index, based on lists gathered around 20 to 25 October 2026, not sold prices. Thin district samples can swing on one project.
Once two or three neighbourhoods feel right, confirm the remaining foreign quota, the title deed and the costs in Phuket property transfer fees. For an unfinished home, use the off-plan condo Phuket checklist before you pay a reservation. Budget common fees, the sinking fund and vacant months if you hope to rent. An independent Thai lawyer should read the Thai-language contract, not only the English summary.
Bang Tao, Laguna and Cherng Talay are the usual shortlist because of schools, shops and a long beach, at a premium price. Families who want more space often look at Rawai, Nai Harn or Thalang and accept a longer airport drive.
Among condo samples with enough lots, Chalong, Nai Harn and Rawai sat below the island median. Rawai, Chalong and Thalang also had some of the lowest villa asking prices per square metre. Cheapest is not the same as easiest to resell.
Yes, if your priority is daily life: markets, hospitals, cafes and a local rhythm. Many residents use the town as a base and drive to the coast on weekends.
A freehold condo is the simpler title for most foreign buyers and is usually easier to resell, provided quota remains. A villa offers space and privacy, but foreigners generally lease the land for up to 30 years and need careful legal work. Match the format to how long you will stay, not only to the view.
Choosing among the best areas to live in Phuket is less about a single winner than about matching beach time, school runs, airport trips and title risk to your week. Use asking prices as a map, then verify the building, the lease and the fee stack on the ground.
