Phuket Condo Rental Yields: What Investors Earn

Phuket condo prices in October 2026: median per m² by area, entry tickets, off-plan premium, and how Surin and Bang Tao compare with Thalang.

Phuket condo prices in late 2026 sit well above many buyers’ first spreadsheet: the October 2026 Phuket Price & Yield Index from Layan Real Estate puts the median asking price for condominium lots at about THB 148,000 per square metre, with a typical project entry ticket near THB 5.18 million. That is asking data across hundreds of listed units, not closed transaction prices, but it is the clearest public cut of what developers and resale lists were quoting as of 20–25 October 2026.
This article unpacks those Phuket condo prices by district, explains the off-plan premium, and shows how condo figures sit next to villas and apart-hotels. Layan Real Estate’s October 2026 index covers 357 residential projects and 1,166 available lots. Within that sample, condominiums account for 451 lots across 107 projects. Key medians from the report:
Per square metre, condos cost about 75% more than villas in the same index (villa median THB 84,388 per m²), while villa lot prices are much higher in absolute baht because floor areas are larger. Apart-hotel units — condo-licensed stock sold with a hotel rental programme — were the priciest format at about THB 198,551 per m².
District spreads are wide. Using Layan’s condo medians where the sample has at least five lots:
| District | Condo median THB/m² | Lots (n) | What that usually means |
|---|---|---|---|
| Surin | 197,742 | 10 | Small, expensive west-coast pocket |
| Mai Khao | 198,334 | 7 | Airport-north stock, thin sample |
| Layan | 179,784 | 32 | Premium north-west fringe |
| Bang Tao | 157,543 | 188 | Deepest condo inventory on the west coast |
| Kamala | 151,838 | 29 | Hillside and beach-adjacent demand |
| Kata | 148,000 | 12 | Close to island condo median |
| Karon | 142,857 | 21 | Long-beach tourist strip |
| Patong | 136,386 | 7 | Thin listed sample in this cut |
| Nai Yang | 136,525 | 33 | Airport-side beach corridor |
| Rawai | 132,813 | 62 | South-coast living stock |
| Nai Harn | 120,000 | 27 | Quieter south beaches |
| Chalong | 105,001 | 15 | East-bay practical base |
Surin leads the all-types district ranking at about THB 189,231 per m², while Thalang sits near the bottom of the published table at about THB 74,695 per m² — roughly a 2.5× gap between the dearest and cheapest districts with enough lots to publish. Bang Tao dominates volume (188 condo lots in the index), so Phuket condo prices conversations that ignore Bang Tao miss where most of the listed supply actually sits.
Looking at median lot prices (not per m²) for condominiums in the same October 2026 cut:
Those ticket sizes explain why many foreign buyers start with one-bedroom freehold stock and why three-bedroom condos compete with entry-level villas on cash outlay. Villa pricing by area is covered separately in Phuket villa prices.
Off-plan lots in the index asked about 18% more per m² than completed stock island-wide (THB 132,909 vs THB 113,000). For condominiums alone the gap was smaller but still positive: about THB 150,000 per m² off-plan versus THB 139,394 completed (+8%). Of 357 projects with available lots, 221 were still under construction, so most of the visible menu is not ready for immediate transfer.
Part of the premium is composition (newer launches, better finishes, instalment schedules). Layan notes 97 projects publish construction-linked payment plans. Treat brochure yields separately from price: the same report’s median declared yield is 6%, and only 7% of projects advertise a contracted yield fixed in the sales agreement.
Headline baht per m² is not your all-in cost. Foreign condo purchases usually need evidence of overseas funds (the FET path), Land Office transfer costs, and sinking-fund or common-area arrears checks. Walk through the paperwork with FET form Thailand and Phuket property transfer fees before you sign a reservation.
Also confirm the building still has freehold quota under the 49% foreign ceiling. A sharp asking price is useless if the unit can only transfer as leasehold.
There is no single “average” worth quoting. Layan’s October 2026 median for condominium lots is about THB 148,000 per m², with half of all lots island-wide (all types) between roughly THB 86,000 and THB 167,000 per m².
Among condo samples with enough lots, Chalong, Nai Harn and Rawai sit below the island condo median. Thalang is cheap on an all-types basis but had too few condo lots in this cut to publish a condo-only median.
Bang Tao’s condo median near THB 157,500 per m² reflects deep demand around Laguna and the north-west beach strip. Whether it is “worth it” depends on your hold period, rental strategy and tolerance for off-plan delivery risk — not on the headline alone.
Usually not. Asking prices are for the unit as listed. Furniture packages, transfer fees, specific business tax or withholding (when applicable) and common-fee arrears are separate line items negotiated in the sale contract.
Use these Phuket condo prices as a map of asking levels in October 2026, then verify the exact building, quota, title and fee stack with a licensed lawyer and the Land Office.
