Off-Plan Condo Phuket: Prices and Buyer Checklist

Off-plan condo Phuket is a purchase of a unit that is still under construction or in pre-sale, usually on a staged payment schedule. In October 2026 asking prices for off-plan lots ran about 18% higher per square metre than completed stock island-wide, according to the Layan Real Estate Phuket Price & Yield Index (CC BY 4.0). That premium does not automatically mean a bad deal, but it does mean buyers should treat forecasts, foreign-quota space and transfer paperwork with care.

This article explains what “off-plan” means on Phuket, how prices and declared yields look in late 2026, which legal steps foreign buyers still need, and a practical checklist before you pay a deposit. It is general information, not legal advice; always instruct an independent Thai lawyer before signing.

What counts as an off-plan condo Phuket deal?

Developers and agencies usually label a project off-plan when the building is under construction or selling from plans. Completed projects are ready for title transfer. Layan’s October 2026 catalogue counted 221 of 357 projects with available lots as still off-plan, so most of the marketed supply is not ready to move into yet. Many of those projects publish instalment schedules tied to construction milestones; Layan recorded schedules on 97 projects.

Foreign buyers can usually take freehold title to a condominium unit only inside the building’s 49% foreign quota under the Condominium Act. Outside the quota, leasehold is the common path. Our deeper ownership comparison is in freehold vs leasehold in Phuket and the overview can foreigners buy property in Phuket. For official information on condominium ownership and land administration, consult Thailand’s Department of Lands.

How much more does off-plan cost than completed stock?

Using asking prices from price lists dated 20–25 October 2026, Layan found:

  • All types: off-plan median THB 132,909 per m² versus completed THB 113,000 (+18%).
  • Condominiums only: off-plan THB 150,000 per m² versus completed THB 139,394 (+8%).
  • Island-wide condo median (all completion statuses): THB 148,000 per m²; median condo lot about THB 7.86 million; typical condo project entry ticket about THB 5.18 million.

Part of the gap is composition (newer launches, better views, payment plans), not a like-for-like pair of identical units. Still, if a salesperson claims off-plan is “always cheaper,” the October 2026 asking-price data does not support that slogan. Do declared rental yields justify an off-plan condo Phuket buy?

Across 291 projects that quote a figure, the median declared yield was 6% a year (range roughly 3%–15%). Only 25 projects (about 7% of the catalogue) offered a contracted yield fixed in the sales agreement for a defined term; the rest are developer forecasts. Treat marketing yield slides as marketing. Net returns after vacancy, common-area fees, management and tax are usually lower, which we break down in Phuket condo rental yields.

If income is your main goal, ask whether short-term letting is legally allowed in that building, whether a hotel licence or rental pool applies, and what happens if construction slips. An off-plan condo Phuket unit that completes into a soft rental market can sit empty while you still pay maintenance fees.

Money remittance, FET and transfer costs

Foreign freehold condo purchases require foreign-currency funds remitted into Thailand with proper Foreign Exchange Transaction (FET) or credit advice documentation for the Land Office. Off-plan buyers often pay several instalments; each remittance should generate paperwork you keep until transfer day. Our practical FET note is at FET form Thailand. Transfer fees, specific business tax and withholding tax depend on whether the seller is a company or individual and on what the sale agreement allocates; see Phuket property transfer fees.

Never rely on a “nominee” Thai shareholder structure to hold land or villa freehold. Recent enforcement stories, including local company probes, show how quickly that path can fail.

Buyer checklist before you pay a deposit

  • Confirm the juristic person, EIA and building permits with independent counsel.
  • Ask in writing how much of the foreign freehold quota remains.
  • Compare the quoted price per m² with completed stock in the same district, not only with the developer’s earlier launch price.
  • Read the instalment schedule, delay penalties and refund clauses.
  • Separate contracted rental guarantees from forecast yields.
  • Plan FET documentation for every payment tranche.
  • Budget transfer costs, furniture packages and first-year common fees beyond the headline price.

An off-plan condo Phuket purchase can still make sense for buyers who want a specific floor plan, payment staging and a project they have vetted. The October 2026 data simply shows you should price the premium, the construction risk and the paperwork as carefully as the sea view.

FAQ: off-plan condo Phuket

Is an off-plan condo Phuket unit always cheaper than a resale?

Not on October 2026 asking prices. Off-plan lots asked about 8% more per m² for condominiums and 18% more across all property types than completed lots in the Layan index.

Can foreigners take freehold on off-plan condominiums?

Yes, if the unit falls inside the building’s 49% foreign quota and funds are remitted correctly. Quota space can fill before completion, so confirm availability in writing.

Are developer yield numbers guaranteed?

Usually no. Only a small minority of projects fix a contracted yield in the sales agreement. Most published percentages are forecasts.

What document proves my foreign funds for transfer?

The Land Office typically requires FET or bank credit advice showing remittance from abroad for the freehold purchase. Keep every instalment advice until title transfer.
