The Phuket property market in 2026: 13,779 unsold homes, average prices near 12.8 million baht, Thalang leading launches and yields of 6-10% for investors.

The Phuket property market in 2026 is large, expensive and increasingly competitive. A survey by the Agency for Real Estate Affairs (AREA) counted 13,779 homes still for sale on the island, worth 176.5 billion baht, with an average asking price of about 12.8 million baht per unit, more than double Bangkok's average. Sales are still healthy, but supply is growing faster than buyers, which gives purchasers more room to negotiate.
This overview pulls together the latest figures from AREA's September 2026 report, Post Today data reported by The Nation on November 4, and developer statements, so buyers and investors can see where the market stands as the high season begins.
AREA's survey covered 806 projects across Mueang Phuket, Kathu and Thalang districts, with 90,597 units worth a combined 705 billion baht. About 85 percent of those units, 76,582 homes, have already been sold. On average around 5.2 percent of each project's units sell every month, and AREA estimates the remaining stock would be absorbed in about 19.2 months if no new projects were launched.
Phuket ranks first among the 76 provinces outside Bangkok by value of homes for sale. By unit count it trails Chonburi (37,628 units) and Rayong (19,209 units), because Phuket homes are far more expensive. AREA puts the average unit price at 12.8 million baht, against 5.8 million baht in Bangkok and 4.0 million baht in Chonburi.
Phuket is built mainly for foreign and second-home buyers. Resort villas make up 40,263 units, or 44 percent of all supply, and resort condominiums add 8 percent. By value, resort condos and resort villas together account for about 80 percent of all residential development. The main price bands AREA found were:
| Property type | Largest price band | Share of that type |
|---|---|---|
| Resort villas (for sale) | 20-40 million baht | 43% |
| Resort condominiums | 3-5 million baht | 29% |
| Residential condominiums | 3-5 million baht | 44% |
| Detached houses | 5-7 million baht | 37% |
| Townhouses | 2-3 million baht | 68% |
Residential condos for local buyers sell fastest, at about 8.1 percent of units a month, while resort products sell at about 4.9 percent. Houses aimed at Thai families sell at only around 3 percent a month, which AREA describes as a fragile local market. For villa price trends, see our guide to Phuket villa prices.
Thalang district, home to Cherng Talay, Bang Tao, Layan, Si Sunthon and Thep Krasattri, leads by a wide margin, with 411 projects compared with 281 in Mueang Phuket and 84 in Kathu. AREA links this to the short drive to the airport, flat land for low-rise villa estates, Laguna Phuket's long-established resort infrastructure, international schools and west-coast beaches.
Developer VillaCarte's founder Vadym Bukhkalov, quoted by The Nation, said Bang Tao accounted for 52.3 percent of units on the market across Phuket and 64.2 percent of their value. As west-coast land becomes scarcer, AREA says developers and buyers are moving to quieter areas such as northern Thalang, Mai Khao, Pa Klok and Chalong.
Russian and CIS buyers remain the largest foreign group, according to AREA, favouring villas in Cherng Talay, Bang Tao, Chalong and Rawai. Chinese and other Asian buyers have recovered strongly, while buyers from the UAE, Saudi Arabia and India are playing a bigger role. CBRE data cited by The Nation showed international buyers made up 67 percent of purchasers in the first half of 2026. Thai buyers, mostly wealthy Bangkok residents, take an estimated 15 to 25 percent of the premium segment.
Foreigners can own condo units within the 49 percent foreign quota but cannot own land directly, so villas are usually bought on registered leases. Our explainer Can foreigners buy property in Phuket? covers the rules.
Momentum has eased since an exceptionally strong 2024, Phuket Real Estate Association president Maetapong Upatising told Post Today. Key signals in 2026 include:
AREA estimates yields of about 6 to 10 percent a year for resort condos and villas in the Cherng Talay and Bang Tao area, and expects 6 to 8 percent going forward. Post Today reported returns of about 8 to 10 percent in Phuket and Pattaya. These are gross figures and depend on legal letting: daily rentals need a hotel licence, as explained in our guide to Phuket short-term rental rules. Our analysis of Phuket rental yield shows how costs reduce net returns.
AREA's 2026 survey put the average asking price of homes for sale at about 12.8 million baht per unit, the highest of any Thai province outside Bangkok.
AREA counted 13,779 units for sale in 2026, worth about 176.5 billion baht, and estimated 19.2 months to sell them if no new projects launched.
Thalang district, especially Cherng Talay, Bang Tao and Layan, with 411 projects in AREA's survey.
Rising launches and a large unsold stock give buyers more bargaining power, particularly on completed units, though prime west-coast villas remain in demand.
