Countdown to Registration Deadline

The highly anticipated ‘Home for Thais’ project is entering its final registration phase, with the deadline set for mid-March 2025. This government initiative aims to provide affordable housing options for low-income individuals and recent graduates across Thailand.

Overwhelming Response and Eligibility

Impressive Application Numbers

Since its launch on January 17, the project has garnered significant interest, with approximately 350,000 people registering. However, only about 140,000 applicants have successfully passed the initial qualification screening, making them eligible for housing loans from the Government Housing Bank (GHB).

Lottery System for Fair Distribution

Anticipation Builds for April Draw

Due to the overwhelming number of applicants surpassing available units, a lottery system will be implemented. The Government Lottery Office (GLO) is set to conduct this draw in April, adding an element of excitement to the process.

Project Scope and Timeline

Ambitious Construction Plans

The first phase of the project will see the construction of 5,700 units, followed by an additional 7,100 units in the second phase. The government’s ultimate goal is to develop a total of 100,000 housing units, with construction expected to commence this year and conclude in 2026.

Urban and Provincial Development

The project will focus on four key areas initially: Bang Sue KM 11 and Thon Buri in Bangkok, Chiang Rak in Pathum Thani, and Chiang Mai. While Bangkok will feature high-rise condominiums, Chiang Mai will offer two-storey homes, catering to diverse housing preferences.

Economic Impact and Future Expansion

Boosting the Economy and Reducing Debt

Deputy Transport Minister Surapong Piyachote highlighted the project’s potential economic benefits, stating that it could help reduce the State Railway of Thailand’s substantial debt more rapidly than traditional land leasing methods. The government also plans to extend the project to other provinces, including Nakhon Ratchasima, Khon Kaen, Chon Buri, and Kanchanaburi.

Eligibility Criteria and Application Process

Who Can Apply and How

Eligible applicants must be Thai nationals earning less than 50,000 baht monthly and must not have previously owned a home. Interested individuals can register online or at designated Government Housing Bank booths.

Five-Year Commitment Required

Successful applicants will be required to adhere to strict conditions, including a five-year restriction on selling, transferring, or renting out their property after registration. This measure ensures the project benefits those truly in need of affordable housing.
