Bangkok Authorities Crack Down on Illegal Condo Rentals, Arrests Made

Illegal Hotel Operations Uncovered in Bangkok Condos

Authorities Take Action Against Short-Term Rental Schemes

Bangkok authorities have launched a crackdown on illegal short-term condo rentals, leading to arrests of condo owners and service agents. The Investigation and Legal Affairs Bureau conducted an on-site investigation in the Pratunam area following complaints from residents about disturbances caused by short-term occupants.

Undercover Operation Exposes Illegal Practices

Officials Pose as Tourists to Uncover Unlicensed Hotel Rooms

Administrative officers posed as tourists and booked two rooms in a condo via an online application. Upon inspection, they discovered that the units were set up as hotel rooms without proper licensing. The officials revealed their identities and conducted further inspections, uncovering keys to three additional rooms in the possession of the agent.

Legal Consequences for Violators

Condo Owners and Agents Face Charges Under Hotel Act

Charges have been filed against the unit owner and the agent with Phaya Thai police. According to the Department of Provincial Administration (DPA) director-general, Chaiwat Chirauntirawong, violators of the Hotel Act can face up to one year in prison, a fine of up to 20,000 baht, or both, plus an additional 10,000 baht fine per day until illegal activities cease.

Widespread Issue in Bangkok

Multiple Condos Implicated in Illegal Rental Schemes

The problem extends beyond the Pratunam area, with cases of illegal daily rentals reported in the Huai Khwang-Sutthisan area as well. Recent inspections of three condos – The Athena, The Oasis, and Chang – resulted in arrests and complaints filed with Sutthisan police.

Government Response and Future Plans

Proposed Amendments to Accommodate New Accommodation Types

In response to the growing issue, the Pheu Thai party is preparing to propose an amendment to the Hotel Act and other laws on non-hotel accommodation. The amendment aims to allow new types of small accommodation to obtain proper legal licenses, potentially addressing the gap in current regulations.

The crackdown highlights the ongoing challenge of balancing the demand for diverse accommodation options for tourists with the need to ensure safety and quality of life for local residents. As authorities continue to enforce existing laws, the proposed amendments may pave the way for a more regulated and sustainable approach to short-term rentals in Bangkok.
